Taos Love Terms and Conditions 

Completing a Booking with Taos Love constitutes an agreement to the following Terms and Conditions:

Reservations. Are confirmed and calendar blocked when contract is signed and received by Taos Love (reservation booking confirmation received by guest at time of booking). For reservations made more than 30 days from arrival, a 50% deposit is to be paid electronically, due at the time of booking with the remaining balance due 14 days before arrival (this timing may vary with the booking channel used to book). Reservations made within 30 days of arrival require 100% payment, due at time of booking.
Check in is anytime after 4:00pm MST on arrival date.
Check out is no later than 10:00 am MST on departure date.

Cancelation Policy. Full refund for cancellations up to 60 days before arrival less a $25 chargeback fee and any other third-party fees. 50% refund for cancellations made up to 30 days before arrival less a $25 chargeback fee and any other third-party fees. No refunds for cancellations within 14 days of arrival. 

Travel Insurance. Travel Insurance has been made available with your reservations at an additional cost. Through our partnership with RentalGuardian.com and Insure Stays, our travel insurance provides coverage for the loss of prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. Damage Protection. Rental Damage Protection is Included in your nightly rate and is designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out.

Customer Service. Taos Love sends automated booking confirmation and arrival instructions to the email provided during booking. Arrival Instruction communication from Taos Love arrives 3 to 7 days prior to arrival. Please call us right away with any issues on your reservation. Our team is local and lives in Taos. We will be available for you during your entire stay. Messaging is the easiest way to get ahold of us and it is available 9am to 6pm MST. If you have an AFTER HOURS emergency with the vacation home including: no heat, no water, lock out or a major water leak please contact us immediately via our primary business  phone at (575) 613-3061. Our main business line is (575) 741-5455.

Amenities. Each reservation shall be provided with the following amazing local amenities: each bathroom shall have two to three rolls of toilet paper per toilet, 1 hand soap at sink, 1 body lotion sample, shampoo, conditioner, and body wash in bathroom, 1 bath mat per shower and/or tub, 1 set of towels per person meant to occupy each bathroom, including 1 wash cloth per person. Kitchen will have 2-3 rolls of paper towels and 1-2 dish towels, trash bags, bottle of hand soap, dish soap and sponge, detergent for dishwasher and clothes washers where applicable. Basic oil, salt and pepper, foil, plastic wrap, and Ziplocs will be provided. A small starter pack of coffee is offered and coffee filters for drip coffee makers. Specialty K-cups and Nespresso cups are not provided at this time. All bed linens are provided. Guest Policy. No smoking is permitted inside any properties. By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Claimed number of guests in party at time of reservation will be adhered to, any deviation from the number of guests claimed on booking will result in immediate removal from the property. Guest will relinquish all security deposits and unused rent. Guests renting units shall be at least 23 years of age. If excessive cleaning is needed due to the condition in which a Guest leaves the property, the Guest will be responsible for all additional charges and paid to Taos Love within 14 days of departure date. Due to security reasons, software and or files may not be downloaded by guests on any in-home computer network provided for guest use. If rental includes a wood fireplace, please read and follow provided safe-use instructions. Lost items are not the responsibility of Taos Love. If items are found they will be held for up to 15 days at which point they may be donated or disposed of. Items will be mailed at guest’s expense for applicable shipping and handling costs.

Pet Policy. Pets are allowed at ONLY pet friendly properties with a $150 non-refundable fee. If damage to a property is incurred or additional cleaning is needed, and determined to be due to a pet, and in excess of $150, the Guest will be responsible for all additional charges and paid to Taos Love within 14 days of departure date. No undeclared pets; some properties do not accept pets. Guests with pets found on property in homes with a no pet policy will be removed and security deposit and unused rent forfeited. Undeclared pets found at pet friendly properties will be subject to a minimum of $500 non-refundable pet fee. 

Waiver of Liability. All properties are privately owned. Taos Love is acting as Reservation Service and Property Management service only for the use of the subject property. Neither Taos Love, nor the Owner or their Agents will be held liable or responsible for personal injury, accidents, loss of life, valuables or personal property due to fire, theft, neglect, or any catastrophe or natural disaster which might occur at the above-named property during the above stated time period. If this property becomes unavailable, due to unforeseen circumstances, renter understands Taos Love will do all possible to move the party to an equal or upgraded option.

WARNING: Use of hot tub, and/or fireplace (if available) caries risk that may result in serious injury or death, and unsupervised use by children is prohibited. Elderly persons, pregnant women, infants and anyone subject to heart disease, diabetes, low or high blood pressure, strokes, epilepsy or similar afflictions should not enter a spa alone and without consulting their physician. Never use a spa while under the influence of drugs or alcohol. If you are taking medication of any kind, or being treated for any illness, consult your physician prior to use of spa. Spa should be kept at a temperature less than 104 for personal safety. DO NOT WALK ON SPA COVER or it will collapse. Supervise children at all times to decrease risk of injury or drowning. Hot tub maintenance is performed weekly to bi-weekly to assure a safe spa environment.
